5 Inexpensive Upgrades That Can Increase Your Home’s Value

A few small changes can reap considerable rewards.

Realtors are frequently asked which upgrades would give the seller a better chance of getting a higher sales price for their property.  Most often, the kitchen and bathrooms are in need of being remodeled and upgraded, and the floor coverings may be worn and in need or replacement. If the budget is limited for upgrades, look at some of the smaller items that can be replaced such as hardware, a door, and minor items in the bathrooms.  If the right upgrade materials are used, small changes can make a big statement without costing a lot of money.  Read below for more ideas that won’t break the bank.

According to Trulia, you don’t have to spend a fortune on upgrades to see the value of your home increase. In fact, some of the most effective changes come in under a thousand bucks.

The real estate site recently shared its list of 10 Upgrades Under $1,000 That Increase Home Values, and while all 10 are worth consideration, these five stand out to us as the easiest to tackle (and the most aesthetically pleasing).

Just don’t try to DIY it all yourself though, you just may end up regretting it.

Spiff Up Your Walkway

Or add one, if your home doesn’t already have a path leading to the front door. Walkways make guests and home buyers feel more welcome, and potential buyers are especially attracted to paths that match the style of the home, according to Trulia.

Upgrade The Front Door

Considering it’s constantly exposed to the elements, it might be time to replace it. Even if the door itself is in good shape, a fresh coat of paint will make the entryway look much more pulled together. Hello, curb appeal.

Add Tile Flooring

Buyer are crazy for tile floor, especially in kitchens and bathrooms (rooms that are frequently the deciding factor when it comes time to make an offer). They’re not just nice to look at, they’re durable and easy to clean too, so you’ll enjoy them just as much as your home’s future owners.

REPLACE THE TOILETS

Most of the time, when you have a little extra money to spend on home items, furniture and accessories are what you gravitate to. But in actuality, upgrading the oft-overlooked utility items in your home, like your toilet, should come first. A brand new toilet can make your whole bathroom seem tidier, something potential buyers love, plus it’s something they’ll be able to enjoy unlike a new couch, which will likely be going with you when you leave.

Nothing polishes up a room quite like brand new hardware. The right handles and pulls can completely change the look of your cabinets, and new light fixtures can bring even the oldest homes into the modern age.

Another great tip is to work on the exterior curb appeal. You would be amazed at what a quick trim off the hedges, shrubs and trees can do for the look of your home. The addition of some fresh mulch or some well placed plants can go along way.

Great list! It’s all about the first impression and the front door and walkway definitely make an impact.

I would add to the list landscaping. A fresh load of mulch in the flower beds makes things look fresh. If the house is a light color then a dark mulch can really makes things pop! Trimming trees and shrubs back also gives that clean feel and can really help make a great first impression.
